Bellaire Real Estate: The Numbers

Bellaire calls itself the City of Homes, and 87.9 percent of its housing units are occupied by their owners. This page collects the published numbers on those homes, names the source of each and leaves the decisions to you. It does not advise anyone to buy or to sell.

Medians in a city this size move a lot from month to month, because a month can hold as few as six sales. That is what the tables show for January 2024, January 2025 and January 2026, so read a single month as a data point, not a verdict.

What single-family homes sold for

The main source is HAR.com's Bellaire Real Estate Market Trends page, which tracks single-family sales. Its sold table runs through August 2026. HAR gives three figures for each month: the median sold price, the number of sales and days on market, which it abbreviates DOM.

In August 2026 the median was $1,312,500, from 14 sales, with a DOM of 7.5. July 2026 was $1,280,000 from 17 sales, with a DOM of 6. A year earlier, August 2025 showed $1,239,500 from 12 sales, with a DOM of 9. Here is 2026 so far, month by month, as HAR lists it:

- January: $1,124,500, 6 sales - February: $1,271,500, 12 sales - March: $1,332,500, 12 sales - April: $1,482,500, 14 sales - May: $1,358,000, 22 sales - June: $1,305,000, 18 sales - July: $1,280,000, 17 sales - August: $1,312,500, 14 sales

Across the whole window in the table, January 2024 through August 2026, the highest monthly median is $1,560,000, in February 2025, from 9 sales. The lowest is $685,000, in January 2024, from 6 sales. The busiest month was July 2025, with 30 sales at a median of $1,150,000.

How many homes are for sale

The same HAR page has a listings table that counts active single-family listings. It shows 75 for August 2026, against 60 for August 2025 and 61 for August 2024. September 2026 shows 63, in a month that was still in progress. The table has no row for March 2025, which is a gap in the source and not something we filled in.

HAR's Bellaire page does not publish months of inventory, the usual measure of how long the current supply would last. The listings count is not that number, so we do not treat it as one.

The Census view

The Census Bureau's American Community Survey, for 2020 through 2024, gives a different and slower picture of the city. Its median value of owner-occupied housing is $1,037,500. It counts 6,082 households and a median household income of $244,015, in 2024 dollars. The median year a home was built is 1996, with a margin of error of two years, which means half the homes are older than that, not that 1996 is the average. The 2020 Census counted 17,202 people.

The Census figure is a five-year survey value and HAR reports sales in single months, so the two numbers measure different things and will not agree.

Property taxes

The last tax rate the city adopted, for 2025, was $0.4174 per $100 of value. For 2026 the city has proposed $0.4268, with a no-new-revenue rate of $0.4063. The public hearing is on Monday, October 5, 2026, at 6 p.m. at City Hall, 7008 S. Rice Avenue.

The city's notice gives an example. The average homestead taxable value would move from $866,157 to $907,764, and the tax on that average homestead from $3,615.34 to $3,874.34, an increase of $259.00. What the published numbers do not say

No source in this research gives a Bellaire-specific figure for the items below, so we do not print one.

- Building permits. The city's SmartGov portal supports permit and parcel lookups, but the city does not publish annual totals for new single-family permits. - Flood-zone share. The city explains Zone AE (the 100-year flood zone) and Zone X (the 500-year zone) on the FEMA viewer but does not state what share of Bellaire parcels sit in the 100-year zone. FEMA lists Bellaire in Class 7 of its Community Rating System, which carries a 15 percent premium discount on flood policies inside Special Flood Hazard Areas and 5 percent outside them. Checks that apply to any Bellaire address

- Schools. Every address in the city is zoned to Bellaire High School, but elementary and middle schools depend on the exact address; Houston ISD's tools settle it. - Certificate of Occupancy. One is required before anyone occupies a new-construction house or a house that is being leased. - Deed restrictions. The City of Bellaire does not enforce them. Copies come from the Harris County Clerk, using the legal description on HCAD, and Bellaire is a zoned city. - Trees. A tree permit is required to remove or damage a protected tree.
